Providing Repair and Replacement Services for Lincolnville Residential Properties

The Fix-It-UP Grant Program assists income-qualified, owner-occupied households specifically in the Lincolnville Community Redevelopment Area (LCRA) by funding health and safety repairs and replacements for homeowner issues. These services can include plumbing, electrical problems, HVAC systems, roofing, accessibility for medical equipment, and assistance with code violations. As community needs change, the program continues to adapt. Grants of up to $100,000 are available, and construction services are typically delivered by the St. Johns Housing Partnership (SJHP) or another qualified local organization.

Eligibility Requirements

To qualify, applicants must meet gross income limits as defined by the Community Redevelopment Agency (CRA). They must reside in a homesteaded, single-family home within the LCRA. Priority is given to properties that have been given the National Register Designation. Additionally, homeowners must be current on property taxes, and income verification is required to determine eligibility.

While the grant does not require repayment through monthly payments, an award of $10,000 to $50,000 will require a 10-year lien. Awards of $50,001 to $100,000 will require a 20-year lien. If the homeowner chooses to refinance, sell, or transfer the title during that time, an amortized amount will be required to be repaid. Previous recipients are eligible to reapply, although the lifetime cap for grant funds per home is $100,000.

As part of the application process, individuals interested in applying should be prepared to provide the following applicable documentation: a valid Driver’s License and Social Security card, two months of pay stubs, a copy of their Social Security or SSI award letter, pension or retirement benefit details, any disability or workers’ compensation information, documentation of child support determinations, a recent mortgage statement, at least three months of bank account statements, and a list of health and safety repairs the home requires.
